faircompanies.build is an intelligent workspace for the land-to-build workflow — from parcel feasibility through permit-ready deliverables, across a structured nine-stage pipeline. We turn scattered public data and your intent into preliminary, verifiable documentation you can actually act on.
Why we built it
Getting from a piece of land to something you can build is one of the most consequential things people do — and one of the most opaque. The information is real but scattered: parcels, zoning, hazards, codes, jurisdictions, precedents. The deterministic answers exist; they’re just buried.
faircompanies.build pulls those threads together and produces useful preliminary documentation — a to-scale plot plan, a zoning worksheet, schematic plans, concept renders — grounded in public records and your inputs, with every figure traceable and labeled by confidence. It’s the difference between guessing and knowing what you still need to verify.

For years at faircompanies, Nicolás has documented how people around the world design, build, and live more resourcefully. faircompanies.build grew out of a frustration that ran through that work: getting from a piece of land to something you can actually build is far more opaque than it should be. He leads product and direction.

Deterministic where it counts
A lot and a building have facts — boundaries, setbacks, areas, dimensions. We compute those from public records and your inputs, and render them as real documents. We don't let a generative model invent a number.
Preliminary, and honest about it
Every output says what it is. We use plain confidence language — confirmed, likely, possible — and label preliminary work as preliminary. No output pretends to be a stamped, permit-ready filing it isn't.
Useful before it's perfect
We'd rather give you a genuinely useful pre-plan and a clear list of what's left to verify than a polished document that's confidently wrong. Open beta is exactly that posture.
Cost-conscious by design
We self-host our models, scale GPUs to zero when idle, and pass the savings through. The point is leverage for builders — not a meter that punishes iteration.

The documents it produces are preliminary and advisory — useful pre-plans and pre-application material — not surveys, not stamped professional documents, and not binding legal instruments to file. Always verify with the relevant jurisdiction and a licensed professional. We’re actively building toward permit-ready outputs.
