What faircompanies.build is, who it's for, and what you need to begin.

What is faircompanies.build, in one sentence?+

faircompanies.build takes a piece of land and walks it to a permit-ready plan. You describe what you want to build; it pulls the parcel's real constraints — zoning, setbacks, hazards, permit history — and guides you stage by stage to drawings and documents you can hand to a builder or a building department.

Think of the workflow a developer, an architect, and a permit expert would run together — in plain language, on your own lot.

Who is it for? Do I need to be an architect?+

No. It's built for the person who has a lot — or is shopping for one — but not a design-and-permitting team: self-builders, small developers, investors, and the architects and agencies who just want to move faster. You bring the goal and the address; faircompanies.build brings the technical workflow. Nothing you click requires CAD or knowing the building code.

What do I need to start a project?+

An address or an APN (assessor's parcel number) is enough. faircompanies.build looks the parcel up and pre-fills what it can — boundary, acreage, zoning, known hazards — so your first screen already reflects your actual site. From there you tell it what you want to build.

You can start with nothing more than an idea and a location.

What do I actually get out of it?+

Concrete deliverables, not just conversation: a structured project Brief, concept images, a feasibility and lot-fit read, jurisdiction and permit guidance, and exportable files — PDF plan sets plus IFC and DXF for BIM/CAD. The aim is a package a builder or a building department can act on.

How is this different from ChatGPT, or from hiring an architect?+

ChatGPT doesn't know your parcel. faircompanies.build pulls real site data, holds a structured model of your project across every stage, and produces permit-oriented files — it's a workflow, not a chat box.

And it isn't a replacement for a licensed architect or engineer. Treat it as the work that happens before you hire one: you arrive informed, and the expensive professional hours go further.

Do I have to go through the stages in order?+

They're designed to flow in order because later stages lean on earlier ones, but you're not locked in — you can revisit any stage as the project evolves. On the free Hobby plan you have stages 1–2 (feasibility and lot fit); Pro unlocks all nine.

What is the Brief?+

The Brief is your project's living summary — site facts, what you want to build, constraints, and aesthetic direction — on one page. You don't fill it out like a form: it fills itself from what you do. Mention a detail in chat or upload a survey and the relevant field updates, with a quick confirm before anything changes.

How do I get a concept image?+

In the design and BIM stages you ask for a concept render, and faircompanies.build generates an architectural image from your project — massing, style, and site cues included. Renders queue one at a time on dedicated hardware, so a cold start can take a few minutes, and you're only charged when one succeeds.

What can I upload, and why would I?+

Surveys, site plans, financial or program documents, and reference images. faircompanies.build reads them and pulls the useful signals — lot dimensions from a survey, budget limits from a pro forma, the room program from a brief — into your project automatically. Uploading files doesn't cost credits.

Where the numbers come from and how far to trust them.

Where does the parcel and zoning data come from?+

From free, official public GIS — the US Census geocoder plus county and state parcel layers — not a scraped or resold dataset. Depending on the parcel, that surfaces APN, boundary, acreage, owner, assessed value, zoning, flood and hazard layers, and permit history.

How accurate is it? Can I trust it for permits?+

Treat it as a strong starting read, not the final word. faircompanies.build labels confidence — confirmed (from documents or verified records), likely, or possible — so you know what's solid and what still needs checking.

Always confirm the specifics with the local building department before you rely on them for a submission. The parcel record and code interpretation are a head start, not a substitute for the authority having jurisdiction.

Which areas are supported?+

faircompanies.build is US-only today and expanding region by region. Parcel lookup is deepest where county layers are wired in — currently New York, Idaho, and Nevada, with more added regularly. Elsewhere it still works from the address and the data layers that are nationwide, and you can fill in any parcel facts by hand.

My parcel didn't come up — what now?+

That happens where a county's layer isn't connected yet. You can still create the project from the address and enter the parcel facts you know — APN, acreage, zoning — and every later stage works the same way. Tell us the county and we'll prioritize wiring it in.

Plans, credits & billing

Free vs Pro vs Enterprise, and what a credit actually buys.

Is it free?+

Yes, to start. The Hobby plan is free forever: one project, the first two stages, and a monthly allowance of credits — enough to feel out the workflow on a real parcel. Pro is $20/month with a 14-day free trial and unlocks all nine stages, unlimited projects, exports, and more credits.

What's a credit, and will I run out?+

Credits meter the work. A typical chat turn is about one credit, a parcel-data fetch is two, and a permit-set or IFC export is three; uploads and document extraction are free. Hobby includes a small monthly allowance; Pro includes 500 a month with rollover, and you can top up any time. Most projects spend far less than people expect.

What's the difference between Hobby, Pro, and Enterprise?+

Hobby (free) is one project and stages 1–2 — a real trial on your own land. Pro ($20/month) is the full nine-stage workflow, unlimited projects, 5 GB of storage, and exports. Enterprise is for teams: a shared Console and Workbench to tune the system to your firm's portfolio and standards, plus team management and SSO.

Can I cancel, and do refunds work?+

Cancel any time from the billing portal — and during the 14-day trial you won't be charged at all. If a feature fails on our end, the credits it would have cost are refunded automatically. For subscription questions, email us.

Privacy & your data

Who can see your work, and how uploads are handled.

Who can see my projects?+

Your projects are private to your account by default. Nothing is public unless you choose to share it — either by publishing to the community Explore feed or by creating a read-only link for a specific Brief. You control both, and you can stop sharing at any time.

Do you train models on my data?+

We improve the system from how the tool is used, but those examples are stored without your project's identity attached — de-identified from the project they came from. Your uploaded documents and project content aren't sold or published, and your private projects stay private.

Are my uploads safe?+

Every file is virus-scanned on upload before it's used, and stored against your project rather than shared across accounts. You can delete files, and deleting a project removes its data.

How do I sign up?+

Email and password, or one click with Google. The free Hobby plan needs no card. You can start a project the moment you're in.

Can I get my work out?+

Yes. Pro exports permit-oriented PDF plan sets and BIM/CAD files (IFC, DXF), plus the Brief document. Your work is yours to take to a builder, an architect, or a building department.

Does it work on my phone?+

Yes — it runs in any modern browser and installs as a lightweight app from the browser menu. The heavier stages (BIM, exports) are easiest on a larger screen, but lookups and chat work fine on mobile.

What does Enterprise — the Console — add?+

A workspace for teams. The Workbench lets a firm load its reference projects, codes, and standards, save prompt presets, and tune generative output toward its own portfolio — so results come back in your house style and rules. Add team seats, pooled or per-seat credits, SSO/SAML, and a dedicated contact. It's built for AEC firms, institutions, and administrations.

Troubleshooting

Quick fixes for the most common snags.

My concept render is slow or it failed.+

Renders run one at a time on a GPU that wakes on demand, so the first render after an idle stretch can take a few minutes. Failed renders aren't charged — just try again. If it keeps failing, send us the project and we'll look.

I'm out of credits.+

On Hobby you can still read your projects, but new chat turns and exports wait until next month's allowance — or you can upgrade to Pro for 500 a month plus top-ups. On Pro, top up any time from billing; credits never expire.

A stage is locked.+

Stages 3–9 are part of Pro. On the free plan you have feasibility and lot fit; start the 14-day Pro trial to open the rest of the workflow — no charge if you cancel within the trial window.

My upload is stuck on “scanning”.+

New files are virus-scanned before they're usable; that's usually seconds but can lag under load. Refresh after a moment. If a file stays stuck or won't process, it may be an unsupported format — re-export it as PDF, CSV, or a common image type and upload again.
