Lot Fit + Jurisdiction
Once a parcel clears feasibility, two questions run in parallel: what physical form actually fits this land, and how will the local planning system handle this type of project?
Lot Fit (stage 02) translates the regulatory envelope — setbacks, floor-area ratio, height limits, slope constraints — into concrete siting and building-type options. It answers where the building should go, what footprint shapes are achievable, and which options leave room for the program the owner actually wants.
Jurisdiction (stage 03) maps the entitlement path: ministerial or discretionary review, pre-approved plan programs that could dramatically shorten the timeline, comparable local precedents, and the realistic sequence from first application to permit issuance. The difference between a three-month permit and a three-year one is usually decided at this stage.
